Phases of Glen Meadows

The development is the creation of Abele Builders and the name Glen Meadows and the street names were created by Chris Abele and other members of the Abele Builders team.  Construction began in 2013 and completed in the Spring of 2021.

From the beginning Chris Abele envisioned a development that included homes built back from Upper Newtown Road, with a green space buffer, a rotary entrance, park areas and different lot sizes and landscapes to appeal to different customer needs and preferences.  His concept was to create a neighborhood that would feel “city close but country quiet.”

“I wanted to paint the picture in my mind,” said Chris Abele, Owner and President of Abele Builders. From the beginning, Chris explained that he wanted people to be able to pull into the development from Upper Newtown Road without being immediately hit with homes right away.  “I and my team have been building homes for 30 years and I wanted Glen Meadows to be something different.  I wanted it to have strong, modern construction with attractive accents, open spaces, interesting landscape and be a place where families can feel that they are home.”

The Abele family purchased the property in 1991 from the Gorski family which operated a dairy farm on the 186-acre land parcel. The Gorski’s owned and operated their farm for almost 28 years. Town of Halfmoon records reflect farmland on the site back to at least 1850.

As part of the land sale, the Town of Halfmoon requested the parcel be subdivided and approximately 50 acres were then attached to the nearby Betts Farm.  The land space where Glen Meadows homes have been built occupies between 70-90 acres.  The remaining undeveloped acreage has become the property of the homeowners’ association.

Abele Builders began the approval process almost 20 years before construction started.  The actual process took 5 years to complete. This involved the rezoning of the Upper Newtown Road corridor to Medium Density residential building. A Planned Development District was the result. Separate zoning enabled Abele Builders to plan creatively and design and engineer twin homes and single family lots of different sizes and layouts.

Originally, Glen Meadows' initial offering was 66 Single Family Homes, 42 Twin Homes and 21 Triple Homes. In January 2016, the community was reduced from 129 to 126 homes which included the elimination of the Triple Homes, a reduction of the Twin Homes and an increase of the Single Family Homes (100 Single Family Homes and 26 Twin Homes).
